The property in Verona is an independent building for hotel use on 6 levels, including a basement.

The building has a rectangular plan and was built along the south-east side of the lot: all the area that is not covered by constructions is used in part as green, and partly as a parking lot.

The hotel is located slightly back from the main road of Via Unità d'Italia and the structure is accessed through a compass preceded by a large shelter on a metal structure branded with the logo of the operator. Inside we find in quick succession the lobby, the reception and the lounge bar.

The ground floor is completed by the restaurant area with outdoor seating for a total of 140 people, the kitchens, the management offices, the vertical connectivity block - with two lifts, a stairwell for guests and a service lift - and four rooms dedicated to meetings and conferences: the maximum capacity can be reached by combining the two rooms, which together can accommodate 120 people.

The first, second, third and fourth floors are intended to accommodate the 112 rooms of the hotel. About half the rooms overlook the main Via Unità d'Italia, the other half overlook the back of the building, towards the internal road system of Via Cervino: each floor has a floor office with access to the freight elevator.

Contesto

The property is located in Verona at no. 346 Via Unità d'Italia. This is an important road axis, running south-east/north-west, which connects the town and the first outskirts of Verona, towards the west, to the ring road and the motorway junction, towards the east. The location is therefore peripheral, the Lungadige that surrounds the old town, the historic city centre and Piazza Bra are about 5-6 km from the hotel.

On the road front, both in the direction of Verona and in the direction of the nearby town of San Martino Buonalbergo, there are other accommodation facilities, some small-medium sized shops dedicated to the tertiary sector - offices, neighbourhood activities, service stations, public exercises, bank branches, real estate agencies and car dealers.

The area is well equipped with the necessary services (chemists, banks, shops, etc.) and also by virtue of its convenient accessibility to the main roads and proximity to the ring road and motorway, it is used mainly by the business segment, often with peaks of bookings in conjunction with events, trade fairs and meetings.

Forte Agip Hotel

The Hotel in Verona started out as “Motel Agip”, a concept created in the 1950s by Eni’s long-standing Chairman, Enrico Mattei.

In December 1992, Agip Petroli led by Pasquale De Vita and Rocco Forte, number one of the hotel group of the same name created by his father Sir Charles, signed the deed establishing Agip Forte International (Afi). From that moment on, the English company was to manage 18 hotels under the new “Forte Agip” brand, including the one in Corso Unità d'Italia.
